The Macon-Bibb County Board of Tax Assessors will be mailing state-mandated annual notices to all Bibb County taxpayers on May 16, 2025. The notices will be mailed to the owner of record as of the valuation date, January 1, 2025. Changes to tax laws require that all property owners be provided information annually as to the valuation, assessment, and estimated taxes that will be owed on their properties.
The annual assessment notices that include valuation changes are primarily related to market driven adjustments, new construction, improvements, or land splits. All market driven adjustments were based on sales that occurred during 2024. These adjustments apply to entire neighborhoods and not just the properties that are sold. While the notices contain an estimate of taxes owed on each property, these estimates are based on the 2024 millage rates and exemptions as required by law; the actual taxes owed on a property may change from the estimate provided in the notice due to final approval of the millage rates by the Macon-Bibb County Commissioners and the Board of Education as well as any exemptions on the property.
The notices advise that property owners may appeal a property’s valuation by filing a written appeal within 45 days of receipt of the notices.
