Annual Assessment Notices being mailed May 26, 2023

The Macon-Bibb County Board of Tax Assessors will be mailing state-mandated annual notices to all Bibb County taxpayers on Friday, May 26, 2023. The notices will be mailed to the owner of record as of the valuation date, January 1, 2023. Changes to tax laws require that all property owners be provided information annually as to the valuation, assessment, and estimated taxes that will be owed on their properties.  

The estimate this year shows a 5-mill reduction because of the Other Local Option Sales Tax (OLOST). The extra penny sales tax was approved by more than 80% of voters, with Macon-Bibb County promising it would use the money collected to roll back the millage rate. 

A study several years ago showed that more than 70% of the penny sales tax is paid for by people who do not live in Macon-Bibb. This means all the people that travel to and through our community contribute to funding public safety, road repairs, right-of-way maintenance, and more. These are all services they benefit from while here.

All 2023 annual assessment notices will reflect a value change as cost schedules were updated to reflect current building costs. Land pricing was updated also. Other valuation changes are related to market driven adjustments, new construction, improvements, or land splits. All market driven adjustments were based on sales that occurred during 2022. These adjustments apply to entire neighborhoods and not just the properties that are sold.  

While the notices contain an estimate of taxes owed on each property, these estimates are based on the 2022 millage rates (less the 5 mill reduction) and exemptions as required by law; the actual taxes owed on a property may change from the estimate provided in the notice due to final approval of the millage rates by the Macon-Bibb County Commissioners and the Board of Education as well as any exemptions on the property. 

The notices advise that property owners may appeal a property’s valuation by filing a written appeal within 45 days of receipt of the notices. Property owners are not required to take any action in response to the notices unless they so choose. Please visit our website at www.bibbassessors.com for more information.
